I have a problem with output voltage in transformer, that core is not ferromagnetic and it has a given relative permitivity (epsilon-r),it mean transformer has leakage flux. other given value are:
turn of secondary =n
turn of primary=n
input voltage,sine voltage (about 5 Vp-p)
Frequency=f
please help me to find output voltage.

Any transformer which has the primary and secondary windings coupled, with or without a core, will generate an output voltage as the input voltage times the ratio of turns (S/P).
The problem is that you failed to provide the source and load impedances which can and do make a difference from the above. Permittivity of the core has nothing to do with the MAGNETIC field but PERMEABILITY of the core is very important.
