Help me choose conformal coating method for SMT double-sided PCB

i Have a SMT double sided pcb that require conformal coating.

The problem is top side we have a thermostat that coating is not require. Bottom side we have terminal block that doesn't require coating as well.
Board size around 1 1/2"x 1".

Any suggestion which method is suitable?

1. Brush
2. Spray
3. Drip

Try to mask the portions where you don't need conformal coating with ,say, wax flow. then apply conformal coating. after dry try to remove the waxed portions carefully and then clean the section.

i meant a smear of bees wax ( even vaseline/white petroleum jelly will do)in the locations where you don't want conformal coating to catch. after the coat is over a careful cleaning of wanted areas will remove conformal cating as it is over a greasy surface.
