CMOS Oscillator driving SAW resonator at 260MHz

Hi,
I have been struggling with this design for the past week or so, all of my circuits have been giving poor results... The SAW resonator is 1 port.

I have tried a number of designs, pierce oscillators, inverter oscillators in series etc. None have resulted in an oscillating output. I am unsure as to whether the values I have chosen are incorrect, or if the designs are not capable of accomodating for a 260MHz frequency.

Could someone give me a kick in the right direction? (Would preferably not use an inductor as it will eventually be using CMOS)
